Our Process
1 Property Evaluation
We start with a property assessment to make sure your home is priced right for the market. Our in-house contracting team handles maintenance and turn services between tenants, helping you get your property ready fast and maximize your rental income.
3 Marketing
Once your home is rent-ready, we put a “For Rent” sign in your yard and begin extensive advertising online. For student-friendly rentals, we also stay visible at JMU housing events and within the student community to help ensure steady occupancy year after year.
2 Tenant Screening
We thoroughly screen potential tenants by checking their rental references, employment history, and credit. For students, we may require a parent to co-sign the lease.
4 Lease Preparation
Once a tenant is approved, we’ll handle all the details and tenant communication, including lease paperwork, inspections, rent collection, maintenance requests, and security deposit refunds at move-out.
Rocktown Realty receives a 10% commission per month of the total lease amount. To secure tenants, we charge a $150 per tenant fee for rentals by the room and a flat $350 fee for residential listings. To get a price on just performing the turn work on your home for the next set of tenants, please contact us for an estimate.
For Prospective Vendors
If you would like to apply to join our vendor network, please fill out our vendor form below. For each prospective vendor, we review the following:
- Quality of work - Vendors must provide high-quality work and craftsmanship in their field.
- Fair Market Pricing - Vendors must provide competitive, fair, and transparent pricing.
- Timeliness - Vendors must communicate within 24 business hours for non-emergencies and immediately for emergency repairs.
- Licensing & Insurance - Vendors must submit proof of insurance (workers' compensation and liability), and any industry or trade-specific licensing requirements.
