We assess every property with the mindset that one of us, or a family member, might move in. Our standards aren’t negotiable: appliances and systems must perform at their best, and every living space should reflect the quality and care we promise to residents and owners alike.
By treating each home as if we were moving in ourselves, we ensure it’s a place anyone would feel proud to call home.
Our Property Expectations
We’re committed to providing safe, clean, and properly maintained homes for our residents. Some of the most important standards we enforce include:
- Property must be professionally cleaned, inside and out, with no trash or debris.
- HVAC system in good working condition, with a new filter installed.
- All mechanical elements and appliances must operate as intended.
- Kitchen and bathroom caulking must be clean and clear of mildew.
- All doors, locks, and windows must function correctly, including screens.
Full Rent-Ready Requirements
The following list covers some of the most common required items, but it isn’t exhaustive.
Property is professionally cleaned throughout.
Carpet is professionally cleaned and looks fresh.
Walls and surfaces are freshly painted with no visible patches.
All bedroom windows have vertical or mini-blinds installed.
Landscaping is fresh and clean, with no exterior debris; lawn is cut and trimmed.
Smoke detectors (required by code) are no older than 10 years and have new batteries installed.
For furnished properties, all furniture is in good condition, free of rips, tears, or stains.
Safety railings are secure.
All light bulbs are working properly.
Sliding doors include a secondary security device.
Doors open and close smoothly and include doorstops.
Bathroom caulking is fresh and free of mildew.
Exterior window wells have appropriate covers.
All mechanical components function as designed, including HVAC, plumbing, electrical systems, kitchen and laundry appliances, sump pumps, water softeners, sprinkler systems, gas fireplaces, and water filtration systems.
